In today’s market, with rising home prices and limited inventory, some sellers think about trying to sell their home themselves, known in the industry as For Sale By Owner (FSBO). However, there are several reasons why this may not be the best idea for the majority of sellers.

1. Exposure to Potential Buyers

A recent study by Collateral Analytics revealed that FSBOs don’t actually save anything, and in some cases, they may even cost more than using an agent. One of the main reasons for the difference in price is:
- “Properties listed with a broker who is a member of the local MLS will be marketed to a much larger pool of buyers. These MLS properties generally offer compensation to agents representing buyers, incentivizing them to show and sell the property, thereby increasing the number of potential buyers.”
The more buyers see the home, the higher the likelihood of a bidding war. The study showed that the price difference between FSBO properties and those listed with an agent is currently averaging around 6% this year.
